There are 7 rooms in total with 2 bedroom and 2.5 baths. The townhome has approximately 2292 square feet. Another feature that is very difficult to find at this price point is a two car garage. The monthly condo fee on this style unit is $322.00. Woodside is located in a very convenient location on the corner of Rte 109 and 126. The complex is only a few miles from the 495 exits in Milford. For those that like Dunkin Donuts it is right down the street!

Hopkinton High School Makes Newsweek Top 500 Schools 2009   6/13/2009 9:07 AM

Hopkinton Massachusetts schoolsHopkinton Massachusetts has again made it into the prestigious list of the top High Schools in the country according to Newsweek Magazine.

This is the 2nd consecutive year that Hopkinton has made the list. This year Hopkinton came in ranked 420 out of the top 1500 schools! The formula for inclusion into this group of great schools is as follows:

"Public schools are ranked according to a ratio devised by Jay Mathews: the number of Advanced Placement, Intl. Baccalaureate and/or Cambridge tests taken by all students at a school in 2008 divided by the number of graduating seniors. All of the schools on the list have an index of at least 1.000; they are in the top 6 percent of public schools measured this way."

Other Metrowest Schools that made the list include:

Ashland, Framingham, Hudson, Medway, Millis, Nashoba Regional in Bolton, Wellesley and Weston.

This award is just another feather in Hopkinton's cap for their outstanding school system. In addition to this most recent Newsweek award Hopkinton also made Boston Magazines top Massachusetts schools in 2008.

One of the reasons property values have remained more stable in Hopkinton than some of the other area towns is partially related to the quality of education the schools offer.

In May of 2009 there was 5 homes that closed within the month for Upton Massachusetts. This is an increase of 4 units, as there was 1 home that closed in May of 2008.

The Average list price for the homes that closed in Upton for May of 2008 was $521,700

The Average list price for the homes that closed in Upton for May of 2009 was $423,333

The Average sale price for the homes that closed in Upton for May of 2008 was $506,600

The Average sale price for the homes that closed in Upton for May of 2009 was $409,253

The Average Market time for the homes that closed in Upton in May of 2008 was 32 days.

The Average Market time for the homes that closed in Upton May of 2009 was 88 days.

Obviously this data is for one month and only gives a miniscule picture of the market. Looking at the data below will give you a better handle of the Upton market.

There was 4 homes that went under agreement in Upton Massachusetts in the month of April. The average list price of the homes that went under agreement was $272,674. The average market time for these homes was 251 days.

Through May there have been 12 homes that have sold in Upton. At the same time last year ten homes had sold.

In Upton MA for the period of January to December of 2007 there were 69 properties sold.

In Upton MA for the period of January to December 2008 there were 42 properties sold.

In Upton MA for the period of January to December in 2007 the average list price was $410,510 the average sale price was $398,666 and the average market time was 171 days.

In Upton MA for the period of January to December in 2008 the average list price was $440,847 the average sale price was $417,822 and the average time on the market was 125 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Upton MA.

In comparing year over year longer term data for Upton MA, it appears that there is still a slight downward trend in the average sale price for homes, as well as an decrease in the days on the market for the same period in Upton MA. These statistics can be somewhat misleading, however, because there is such as small sample of homes that have sold in Upton. Most surrounding communities have a larger number of sales as a comparative figure.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years.

The Average list price for the homes that closed in Mendon for May of 2009 was $299,900

The Average sale price for the homes that closed in Mendon for May of 2008 was $369,000

The Average sale price for the homes that closed in Mendon for May of 2009 was $304,000

The Average Market time for the homes that closed in Mendon in May of 2008 was 123 days.

The Average Market time for the homes that closed in Mendon May of 2009 was 149 days.

In May of 2009 there was 14 homes that closed within the month for Northbridge Massachusetts. This is an increase of 5 units as there were 9 homes that closed in May of 2008.

The Average list price for the homes that closed in Northbridge for May of 2008 was $248,833

The Average list price for the homes that closed in Northbridge for May of 2009 was $300,514

The Average sale price for the homes that closed in Northbridge for May of 2008 was $238,347

The Average sale price for the homes that closed in Northbridge for May of 2009 was $291,329

The Average Market time for the homes that closed in Northbridge in May of 2008 was 28 days.

The Average Market time for the homes that closed in Northbridge May of 2009 was 43 days.

 

4 homes went under agreement in Northbridge Masssachusetts in the month of May . The average list price of the homes that went under agreement was $272,200. The average time on the market for these Northbridge MA homes was 114 days.

Through May there have been 43 homes sold in Northbridge. At the same time last year there were 28 homes sold!

In Northbridge MA for the period of January to December in 2008 the average list price was $326,475 the average sale price was $315,033 and the average time on the market was 182 days.

In comparing year over year longer term data for Northbridge MA, the average list price and sale price both went down year over year from January to December. This can be attributed to the on going weakness in the real estate market. The average days on the market for the same period in Northbridge MA is also higher . The number of homes sold in the January to December time period is down substantially from the previous year.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price as well as the number of homes sold for the January to December time frame.

In May of 2009 there were 13 homes that closed within the month for Milford Massachusetts. This is a decrease of 11 units, as there were 24 homes that closed in May of 2008.

The Average list price for the homes that closed in Milford for May of 2008 was $318,304

The Average list price for the homes that closed in Milford for May of 2009 was $323,469

The Average sale price for the homes that closed in Milford for May of 2008 was $302,771

The Average sale price for the homes that closed in Milford for May of 2009 was $315,154

The Average Market time for the homes that closed in Milford in May of 2008 was 173 days.

The Average Market time for the homes that closed in Milford May of 2009 was 107 days.

 

15 homes went under agreement in Milford MA in the month of May. The average list price of the homes that went under agreement was $283,213 The average time on the market for these Milford homes were 193 days.

Through May there have been 48 homes that have sold in Milford. At this same time last year there were 78 homes that had closed.

In Milford MA for the period of January to December in 2008 the average list price was $291,792 the average sale price was $279,800 and the average time on the market was 165 days.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to December time frame in Milford MA year over year! Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.

The Average list price for the homes that closed in Hopkinton for May of 2008 was $580,685

The Average list price for the homes that closed in Hopkinton for May of 2009 was $476,322

The Average sale price for the homes that closed in Hopkinton for May of 2008 was $562,762

The Average sale price for the homes that closed in Hopkinton for May of 2009 was $460,808

The Average Market time for the homes that closed in Hopkinton in May of 2008 was 130 days.

The Average Market time for the homes that closed in Hopkinton May of 2009 was 106 days.

 

10 homes went under agreement in Hopkinton Massachusetts in the month of May. The average list price of the homes that went under agreement was $526,750. The average time on the market for these Hopkinton homes were 121 days.

So far in 2009 through May there have been 42 homes sold in Hopkinton. There were 46 homes sold at this same time last year.

In Hopkinton MA for the period of January to December 2008 there were 130 properties sold.

In Hopkinton MA for the period of January to December in 2007 the average list price was $637,771 the average sale price was $616,089 and the average market time was 144 days.

In Hopkinton MA for the period of January to December in 2008 the average list price was $617,715 the average sale price was $594,511 and the average time on the market was 131 days.

In comparing year over year longer term data for Hopkinton Massachusetts, it appears that there is still a downward trend in the average sale price for homes. The average days on the market has remained fairly stable for the same period in Hopkinton Massachusetts. The amount of sales is down quite a bit year over year.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales. There are some signs that the market is starting to stabilize in Hopkinton and the surrounding area.

The Average Market time for the homes that closed in Ashland in May of 2008 was 106 days.

The Average Market time for the homes that closed in Ashland May of 2009 was 48 days.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are contrary to many of the towns in Metrowest MA. Ashland has not taken as drastic a hit as some of the surrounding towns.

In Holliston MA for the period of January to December in 2008 the average list price was $415,954 the average sale price was $399,437 and the average time on the market was 108 days.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes. There was a decrease in the days on the market for the same period in Holliston MA. Unfortunately, there was also a substantial decrease in the number of properties sold in the January to December time frame in Holliston MA.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. It does look like the Holliston market has started to stabilize and we may be getting closer to the Real Estate bottom.

In May of 2009 there were 10 homes that closed within the month for Westboro Massachusetts. This is a decrease of 1 unit, as there were 11 homes that closed in May of 2008.

The Average list price for the homes that closed in Westboro for May of 2008 was $445,509

The Average list price for the homes that closed in Westboro for May of 2009 was $435,840

The Average sale price for the homes that closed in Westboro for May of 2008 was $430,155

The Average sale price for the homes that closed in Westboro for May of 2009 was $416,818

The Average Market time for the homes that closed in Westboro in May of 2008 was 94 days.

The Average Market time for the homes that closed in Westboro May of 2009 was 149 days.

 

16 homes went under agreement in Westboro Massachusetts in the month of May. The average list price of the homes that went under agreement was $506,488. The average time on the market for these Westboro MA homes were 81 days.

In comparing year over year longer term data for Westboro Massachusetts, the average list price and sale price both went down year over year from January to December. This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was however a decrease in the days on the market for the same period in Westboro MA. This is indictive of sellers becoming more realistic in pricing their homes properly.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.

There is some evidence to suggest however, that we may be nearing the Real Estate bottom for Westboro and the surrounding area.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.
