Shrewsbury MA Real Estate ~ Just listed 9 Rosedale Avenue Shrewsbury Massachusetts. Listed at $299,900 by Bill Gassett, RE/MAX Executive Realty.

After being in the Real Estate business for the last twenty five years I have been involved in all types of markets. I have been through boom times and recently some of the most difficult times you could ever imagine.
With these experiences I have continued to learn what makes a home sell for the most money, in the shortest period of time, with the least amount of headaches. When I interview with a potential client I like to share what works and what doesn’t.
I am also candid even if it is not what the seller wants to hear. A “yes” man will never be a great Realtor. Keeping this in mind here are the top home selling tips for Real Estate. The best piece of home selling advice I can ever give any client is to price the home properly coming out of the gate. Overpricing a home is one of the hardest things to overcome.
In fact I tell people all the time that the price you set on a home is 80% of the marketing. What do you mean by that Bill? If you set the wrong price all of your other efforts to sell the home will be meaningless. The best online marketing, fantastic photography, beautiful brochures and fancy video tours aren’t going to mean squat if you help sell the competition by overpricing YOUR home.
One of the sure fire ways to prevent your home from selling is to list it at a price that the market will not bear. Most people don’t like to overpay for any kind of purchase, never mind one as large as a home. Selling a property can become an emotionally charged event. Many people think of their homes as an extension of who they are and their life time memories. Our homes are places where some of the most important events and memories in our lives occur. From holiday gatherings, birthday parties, the baby’s first steps, to simple things like family meals. These are all special things to many of us.
When selling a home however, you need to take the emotion out of it and think of it strictly as a business transaction. Trust me I know this can be hard to do! Keep in mind that market value is determined by what a motivated and qualified buyer is willing to pay for your home, not simply what you feel it should be worth. Carefully looking at comparable sales data is very important. The last thing you want as a seller is to let “the days on market” become inflated. I can tell you with certainty every buyer will ask their Realtor how long has the home been on the market. Buyer’s do this because they want to know how much they can negotiate.

Franklin MA Real Estate ~ Just Sold 77 South Street Franklin Massachusetts. Listed at $599,900 and SOLD at $590,000 by Bill Gassett, RE/MAX Executive Realty on 12/22/2011. This was a Franklin MA short sale and needed lender approval for all terms and conditions.
There is no question that this home at 77 South Street had almost everything a buyer could possibly looking for in a custom home. While the home was a short sale the owner's treated the home with pride right up until the day they left. The feedback with most buyer's entering the home was how well the home was put together.
As you entered the home you were immediately greeted by a gracious two story foyer that was flanked by a formal study with French doors, as well as a formal living room. These rooms were both appointed with outstanding details including crown molding and wainscoting. The living room also had a beautiful tray ceiling.
Anyone who enjoys cooking would surerly love the kitche in this Franklin home as it was simply magnificent. There wer exceptionally crafted cherry cabinets would remind you of fine furniture. The kitchen also was outfitted with a very attractive granite counter top. A large center island works well for entertaining friends and family. There was both a wall oven and separate cook top. All the appliances were stainless steel. The kitchen also had a large eating area with sliders out to the deck and patio area off the back of the home.
The family room was located directly off the kitchen and was just a beautiful space! The owners spared no expense making this a great place to hang out. There was a gas fireplace along with a handsome built-in bookcase/ entertainment center that was the focal point of this exceptional room. The owners left no stone unturned and had custom cove lighting installed going around the room as well as surround sound.
The dining room was also outfitted with all the bells and whistles including French doors, wainscoting, crown moldings, and tray ceiling. Moving to the 2nd floor, the master suite had his and her walk-in closets along with a lavish bath with cathedral ceilings, double vanities with granite, whirlpool tub and separate shower.
All of the secondary bedrooms were quite spacious and were serviced by a good size family bath. One other very convenient feature was the laundry room being located on the 2nd floor right outside the master suite.
Lastly the lower level was partially finished with a play room for the kids or an exercise area. The room was appointed well with handsome built-in bookcases.
In total there were 10 rooms, 4 bedrooms and 2.5 baths. The total gross living area with the finished lower level is 3613 square feet. There is a two car attached garage. The lot is .95 acres. Taxes for this Franklin MA home are $8361 for 2011.
South Street is an area that has a number of prestigious homes and offers an excellent commuting location to 495 and Rte 140.

Real Estate Holliston MA ~ Just SOLD 27 Pleasant Street Holliston Massachusetts. Listed at $339,900 and sold at $320,000 by Bill Gassett, RE/MAX Executive Realty on 12/21/2011. This was a Holliston MA Short Sale that needed lender approval for all terms and conditions.
This home at 27 Pleasant Street Holliston was located in the popular Mudville area which offer a convenient location just outside Holliston's town center. The home was in good shape and showed very well. Not only did it have colonial charm but also featured some very nice updates. The most notable of the updates was a magnificent family room addition off the back of the home. This exceptional room featured vaulted wood ceilings, skylights, beautiful hardwood flooring, a wood stove and access through a patio door to a large deck. Most buyer's who viewed the property thought this was one of the most unique amenities.

For those that do not live and breath selling Real Estate every day you may not realize what the term “accompanied showing” means. This little piece of Real Estate jargon is when the buyers agent is required to meet the listing agent when showing a home or other property.
When I am getting ready to schedule all the properties I am going to show for a particular day the last thing I want to see in the showing instructions is that the listing agent has to be present so please coordinate your schedule accordingly. This is almost as bad as the home seller that makes it a requirement they have twenty four hours notice before a Realtor can enter their home.
Thankfully we do not have accompanied showing in Metrowest Massachusetts area all that frequently. This is certainly not the case all over Massachusetts as it becomes more and more common in some of the cities surrounding Boston. Some areas around the country have accompanied showings and others do not. Why? Who knows but more than likely it all started with an areas tradition.
I am this way of doing Real Estate business has never caught on in my neck of the woods. Frankly an accompanied showing is a waste of a listing agents time and does nothing to enhance the home sale process. There is a long standing misconception amongst some people that Realtors “sell homes”. It may come as a surprise but I have rarely ever “sold” a home in this sense of the word to any client I have ever worked with.
Homes are an emotional purchase. Buying a home is not something a Realtor talks somebody into doing. Realtors can be give advice and provide helpful information but homes sell themselves. In the twenty five years that I have been selling Real Estate there is one commonality when a buyer enters a home they like.
There is an an emotional reaction and you can see it in a persons body language and facial reactions. There are times when a buyer walks into a home you can just feel that it is a match and they will end up putting in an offer. This scenario occurs because of human emotions and attachment. It has almost nothing to do with a sales pitch.

Northbridge MA Real Estate ~ Just Sold 379 Fowler Road Northbridge Massachusetts. Listed at $249,900 and SOLD at $267,900 by Bill Gassett, RE/MAX Executive Realty on 12/19/2011.
The sale price is not a misprint. This Northbridge Massachusetts home was a terrific value even though it went over the asking price. The property had multiple offers and the buyer truly ended up with an fantastic property. This exceptional Cape at 379 Fowler Road was a home upon approach you could immediately see how well the owner took care of it.
The updated kitchen that had new granite counters, young appliances and tile flooring was one of the amenities that really stood out. There was an abundance of space for those who love to cook. A huge bank of windows at the kitchen sink was perfect for viewing the back yard as well as letting in a ton of natural light.
Directly off the kitchen was a large family room that was appointed with an attractive brick fireplace and light carpeting that practically looked like it was brand new. The formal dining room was also located off the kitchen and had thse beautiful Maple floors that were readily apparent when entering the room. The dining room also offered direct access to a private Mahogany deck that overlooked the backyard. Lastly the 1st floor had a living room that could easily be used as an in-home office if needed and a powder room.
The second floor had three very spacious bedrooms and full bath that had a new vanity with granite counter tops, tile flooring and a five foot shower. The master was front to back creating an enormous amount of space. There certainly would not be any issue getting a king size bed in this room. There was no shortage of closet space either.
Both of the secondary bedrooms were great size for a Cape with one of them also having a walk-in closet. All of the carpeting on the second floor was in very good shape. It is very easy to see how well maintained the sellers have kept the property. There was obviously a sense of pride in ownership.
The large yard was a a popular exterior feature as well as the treed lot with nice privacy.
In total there were 7 rooms, 3 bedrooms and 1.5 baths. The lot is 1.6 acres. The taxes for this Northbridge home are $3594.00 for 2011.

This fifty five and over condominium was located in a terrific neighborhood known as Juniper Hills. The home offered first floor living but also had a very large finished basement that could be used for just about anything you can think of. The property was well maintained and showed terrific!
The kitchen was appointed with an abundance of sleek white cabinetry, a large breakfast bar with an overhead skylight that brought in a ton of natural sunlight, and neutral tile flooring.
The kitchen opened conveniently onto a spacious living room/dining room area with cathedral ceilings. One of my favorite areas of this Uxbridge condo was the four season sun room that was directly off the back of the living room and overlooked the backyard. This warm area was appointed with tile flooring and French doors. There was direct access off the sun room to a nice deck wiht excellent countryside views.
There were two bedrooms including a master suite with a walk-in closet and a private bath. One of the features that really made this Uxbridge condo a good buy was the enormous finished lower level. There was an abbundance of space for both a 2nd family room area, as well as a home office or craft room. The lower level also had a full bath.
Even though this was a condo there was no shortage of storage space even as there were two dedicated rooms just for this purpose.
87 Country Squire is one of the only condos that has a 3rd parking space which is great when extra guests arrive!
In total the gross living area was about 2000 square feet. There were 7 rooms, 2 bedrooms and 2.5 baths. There was a 1 car attached garage with direct access into the kitchen. The heating system was forced hot air by gas with central air. The condo fee at Juniper Hills was $277 per month and included all exterior maintenance.

Hopkinton MA Real Estate ~ Just SOLD 16 Blueberry Lane Hopkinton Massachusetts. Listed at $629,900 and sold at $615,000 by Bill Gassett RE/MAX Executive Realty. This home closed in the popular Blueberry neighborhood on November 30, 2011.
It came as no surprise to me that this home at 16 Blueberry Lane in Hopkinton went under agreement so fast. Blueberry Lane is without a doubt one of the most popular neighborhood settings close to town center. When a home comes on the market it is usually scooped up pretty quickly! This home was not exception as it was on the market for less than two weeks
As you approached this home it was readily apparent that the owners took pride in their property. From the well manicured grounds to the recently painted exterior you knew walking in the door you would find much of the same.
The interior was no less appealing with a traditional layout that was well received by the majority of buyers. It included a large entry foyer flanked by a formal dining and living room. The dining room was appointed well with hardwood flooring, crown moldings and shadow box wainscoting. The formal living room/parlor also had hardwood floors and French doors to the spacious family room. The living room could easily be used as a 1st floor study if desired as the French doors created a nice sense of seperation. The first floor ceilings were 10 feet on the 1st floor which was a feature I really enjoyed.
Another exceptional feature was how well suited it was for entertaining guests. The entire back side of the home consisted of the kitchen, family room, screened porch, deck and patio. These areas were blended together very well a well combining both interior and exterior living.
The kitchen was very well done with nice Maple cabinetry, spacious center island, Silestone counters and both a wall oven and stove for those that enjoy cooking. There was certainly an abundance of cabinetry as well as a large eating area with a pair of sliders and glass door out to the deck, screened porch and patio area.
Also adjacent to the kitchen wss a terrific family room that had a brick fireplace, partial cathedral ceilings including two skylights, as well as numerous closets that the owner added during construction. This was a real comfortable space that flowed well. Lastly there was a laundry area and powder room directly off a hallway that leads to the garage
The second floor had five spacious bedrooms which is not easy to find at this price point. Anyone who has a large family would find this to be an excellent amenity. Of course the master was exceptional with cathedral ceilings, a his and her walk-in closet and a spacious bath that had cathedral ceilings and skylights.
All of the other bedrooms were good size and even the bedroom over the foyer was not all that small as they typically are. The 5th bedroom doubled as an office and featured cathedral ceilings and an attractive specialty window. All of the second floor carpeting was just replaced with brand new neutral carpets.
The backyard at 16 Blueberry offered plenty of space to have a ball game or just relax and enjoy the deck, patio, and screened porch. This Hopkinton home was heated With Hydro-air by Oil and had central air. Blueberry Lane enjoys public services with water and sewer. Lastly there was a storage shed to house all the lawn equipment and tools.
In total this home had 9 rooms, 5 bedrooms and 2.5 baths. The total gross living area was approximately 3042 square feet. The lot is 1.12 acres. The taxes for 2011 are $10,026.

There were numerous upgrades throughout that the owners added over the last few years. From a granite front stoop to the high efficiency heating system, most buyers will appreciate the craftsmanship along with the $80,000 plus the owners have invested into making this their dream home.
The home had three levels including an entry level that included a very spacious family room with tile flooring and casement windows as well as a 1/2 bath laundry room also appointed with tile.
What really became apparent upon touring the home wased how well the kitchen and family room blend together. The sellers completely renovated the kitchen with finely crafted Cherry cabinetry, Kashmire granite counters and new appliances including a stainless dishwasher. A custom back-splash stood out and tied all the beauty of the kitchen together.
The owners also added a custom triangular window that brought in additional light. Not that it was needed as the kitchen was flooded with natural light through both skylights and an abundance of windows. Aother nice feature were the vaulted ceilings that increased the sense of space, as well as the eating area with bay window.
My favorite area in this Westborough property was the vaulted ceiling living room. The massive Sutton stone fireplace was just incredible! The skylights and hardwood flooring were added features that enhance the charm and character of the room. .
The 2nd level was no less unique than the first and overlooked the living room through a balcony/hallway. All the bedrooms had new pine flooring that looked very impressive. The master has it's own bath but can also be accessed througha Hollywood style door way.
Additional features included a newer heating system, new vinyl siding, central air and a two car attached garage.
In total there are 6 rooms, 3 bedrooms and 1.5 baths. The lot is 1.43 acres. The taxes are $6493 for 2011. The total gross living area is 1884 square feet.
